Not soon. Most of the projects we list are due in 2027 and 2028, and the latest, Nakheel's Bay Estate, in 2031. About one in ten carry 2025 or early 2026 dates that have passed, so ask the developer where those stand. In the Land Department register, nearly half the projects here had not started, and the active ones were about 15% built on average. Expect building work around you for years after you move in.
Is there a metro in Dubai Islands?
Not on the islands, and no tram. The nearest stations are on the Green Line in Deira: Gold Souq, 2.2 km in a straight line from the centre, and Baniyas Square, 2.9 km. Both are across the water, so most people will drive.
What will a 1-bed off-plan flat cost in Dubai Islands?
DLD figures for the year to September 2026 put the median off-plan 1-bed here at about AED 2.33 million, or about AED 2,780 per sq ft. In the projects we list, flats that start at one bedroom are priced from about AED 1.1 million, and about half from AED 2 million or more. The few studios start at about AED 990,000. Prices were checked in November 2026 and change as units sell.
Is Dubai Islands good for families?
It can be, if you drive. The beach is close, but the nearest schools in our data are on the Deira side: two government secondary schools 2.2 to 2.3 km from the centre, and The Elite English School, which follows an Indian curriculum, at 3.5 km. Belhoul Speciality, Al Kuwait and Dubai Hospital are 1.9 to 2.0 km away. Nearly all the homes are flats, some with duplexes or penthouses. Nakheel's Bay Villas start from about AED 4 million and its Bay Estate villas from about AED 5.2 million.
How far is Dubai Islands from Downtown?
Downtown Dubai is 11.6 km in a straight line from the centre of the area. DIFC is 9.5 km and Dubai World Trade Centre 8.2 km.
