In a straight line it is about 9 km to Downtown Dubai and Burj Khalifa, 8 km to Business Bay and 19 km to DXB airport. By car, Downtown is about 15 minutes outside rush hour, via Al Khail Road.
What will a 1-bed off-plan flat cost in Dubai Hills Estate?
In the projects we list, flats that start at one bedroom are priced from about AED 1.3 million, and most start between AED 1.4 million and AED 1.9 million (checked in November 2026). DLD puts the median off-plan 1-bed sale at about AED 1.81 million in the year to September 2026, against AED 1.51 million for a ready one. A 1-bed rents for about AED 96,000 a year, a gross yield of about 6.6%, lower than in JVC. Villas are another budget: Park Gate starts from AED 10.4 million.
Is there a metro in Dubai Hills Estate?
No, and no tram. The nearest Red Line stations, Equiti (formerly First Abu Dhabi Bank) and Garmin, are 4.9 and 5.2 km from the middle of the community in a straight line, and Mall of the Emirates is 5.6 km, so most residents drive.
When will the new Dubai Hills Estate projects be finished?
Most of the projects we list are due between 2027 and 2029, and a few at the end of 2026. Some had dates in 2024 or 2026 that have passed, so the date may be out of date: ask the developer. The DLD register for the wider area shows about 30 projects still under construction, so expect building work nearby for years.
