AED 2,172per sq ft, DLD median for an off-plan 1-bed, year to September 2026
The draw is the price per square foot. The DLD median for an off-plan 1-bed here was AED 2,172 per sq ft in the year to September 2026, against AED 3,231 in Al Wasl next door. The cost is space and noise. Many studios we list start under 500 sq ft, and the DLD register for Al Satwa shows more than 30 projects not yet finished, so expect cranes on your street for years. Around them, the old streets of tailors and small restaurants carry on.

What will a studio or 1-bed off-plan flat cost in Al Satwa?
In the projects we list, most start with studios, from about AED 875,000, and the middle from price is about AED 1.1 million. The three projects that start at one bedroom are priced from about AED 1.0 million to AED 1.8 million. Studios are small: most start at 340 to 480 sq ft. Prices were checked in November 2026 and change as units sell. DLD medians in the year to September 2026 were AED 1.03 million for an off-plan studio and AED 1.62 million for an off-plan 1-bed. A ready 1-bed sold for about AED 1.37 million. In the year to March 2026, a 1-bed rented for about AED 75,000 a year against a median sale of AED 1.33 million, a gross yield of about 5.7%.
Is Al Satwa the same as Jumeirah Garden City?
Jumeirah Garden City is the name of the plan to rebuild part of Al Satwa. The Dubai Land Department records both as one area, Al Satwa, so the DLD prices and yields on this page cover both.
Is there a metro in Al Satwa?
Yes, close by. World Trade Centre and Emirates Towers on the Red Line are both 0.8 km in a straight line from the centre of the projects, Financial Centre 1.46 km and Max (formerly Al Jafiliya) 1.85 km. The first two stations are on Sheikh Zayed Road, so you cross it on the station footbridge.
Is Al Satwa good for families?
Most new flats here are studios and 1-beds, so it suits singles and couples best. A few projects offer up to 3 beds, such as Enso Jade, Amber by Enso and EVERGR1N House 4. Schools nearby include GEMS Wellington Primary School, 1.5 km away, and Jumeirah Baccalaureate School (IB), 1.8 km away. Iranian Hospital Dubai is 1 km away and Belhoul European Hospital 1.4 km, all in a straight line.
When will the new buildings in Al Satwa be finished?
Several buildings we list had handover dates earlier in 2026 that have passed, so those dates may be out of date: ask the developer. Amber by Enso and Galaxy Jardin Astral are due soon, in December 2026, and the rest in 2027 and 2028. The DLD register for Al Satwa shows more than 30 projects not yet finished, most under a third built, so expect building work nearby for years. The shops, clinics and schools are already here.
