About Beyond Developments
Beyond is a Dubai developer owned by Omniyat Group. Omniyat launched it in September 2024 as a separate company for the wider luxury market, while the Omniyat brand itself focuses on ultra-luxury homes. Beyond's chief executive is Adil Taqi.
Omniyat was founded in 2005 by Mahdi Amjad, who is executive chairman of the group. By 2026 it had completed eight projects, including The Opus in Business Bay, designed by Zaha Hadid, and One at Palm Jumeirah. The Opus was launched in 2006 and was nearing completion in late 2022.
Beyond started with one large waterfront site. At its launch, Omniyat agreed with Dubai Maritime City on an 11 million sq ft development near the Jumeirah coast, and 8 million sq ft of it went to Beyond. Its first projects there were Saria and Orise. Sensia, a 36-storey tower with 275 homes, followed in 2025 as the third. In 2025 projects under the Beyond brand sold about $1.6 billion.
As a company launched in 2024, Beyond had not completed a building of its own by 2026. Its record so far rests on Omniyat's completed projects.
Where they build
Most of what they build is in Dubai Maritime City: 5 of their 8 projects.
Booking is cheap with them: none of their plans asks for more than 10% up front.
Their plans leave most of the bill for the end. In 7 of 8, half the price or more is due on handover, so less of your money sits in a building that isn't finished.
They tend to price below the resale market: 6 of the 8 projects we checked start below the usual price per square foot of similar homes sold through Dubai Land Department, typically by about 7%.
Their record
Dubai Land Department lists no finished projects for Beyond Developments yet, and 1 under construction.
These counts include the project companies registered behind Beyond Developments, as developers in Dubai often set up one per project.
Prices and payment plans
What they cost
Their cheapest homes start from AED 1M.
They sell at the top of the market. Half their projects start above AED 2.4M, where the middle project on our site starts at AED 1.3M.
How you pay
They use much the same plan everywhere: 10 / 40 / 50 in 6 of 8 projects, with 10% to book and 50% on handover.
