Investing in Dubai property

About 72% of the 157,743 homes sold in Dubai in the 12 months to 19 October 2026 were bought off-plan, by our analysis of DLD sales. About one in three (53,508) sold for AED 2 million or more, the value at which an owner can apply for a 10-year Golden Visa.

Across our area guides, the gross yield on a 1-bed apartment runs from 5.3% in Palm Jumeirah to 9.6% in Dubai Investment Park (DIP) (Apr 2025 to Mar 2026), by our analysis of Ejari rents and DLD sales of ready homes. Gross is before costs: in a worked example, service charges, one empty month and 5% management plus VAT took 2 to 3 points off. Apartment buildings charge a median AED 15 per sq ft a year (DLD service charge index, budgets mostly for 2023). Off-plan apartments sold for more per sq ft than ready ones in almost every district in the 12 months to 30 September 2026, and an off-plan home earns no rent until handover.

On 12 June 2026, 275 of 865 active off-plan projects (32%) in the DLD register had passed their registered completion date. Cushman & Wakefield expects about 55,600 homes to be finished in 2026 and more than 60,000 in 2027 (Khaleej Times, 20 August 2026); where many similar homes finish in the same year, their owners compete for tenants. You can usually sell off-plan before handover, but in the current market resales often go 10% to 15% under the original price (Fortune, 1 June 2026).

Golden Visa through property

Property worth AED 2 million or more makes you eligible to apply for a 10-year Golden Visa. Below that, a sole owner can apply for a 2-year investor visa at any value since April 2026. Off-plan, mortgaged and jointly owned homes have rules to confirm with the DLD (rules as stated on 5 November 2026).

Off-plan or ready

In JVC, off-plan apartments sold for AED 1,589 per sq ft against AED 1,311 for ready ones in the 12 months to 30 September 2026, 21% more. A ready home can be let straight away; an off-plan one earns no rent until handover.

Payment plans

How a split such as 10/40/50 spreads the price, and what changes when you pay after handover: when you get the title deed, selling before you finish paying, and the total you pay.

Selling before handover

Agency guides say developers usually want 30% to 40% of the price paid before they issue a NOC, and some launches ask up to 50% (Property Finder, 14 October 2026). In the current market, off-plan resales often go 10% to 15% under the original price (Fortune, 1 June 2026).

Extra costs and service charges

The 4% DLD fee, the title deed, mortgage costs and the DEWA deposit, then a yearly service charge: a median AED 15 per sq ft in apartment buildings and AED 3.50 in villa-only communities (DLD service charge index, budgets mostly for 2023).

Buying from abroad

You can buy off-plan without living in Dubai or holding a UAE visa. Which steps work remotely, when you need a power of attorney, how to send the money and whether a bank will lend to a non-resident.

Escrow, RERA and handover delays

Dubai Law No. 8 of 2007 requires each off-plan project to have a RERA-approved escrow account; pay into that account only. On 12 June 2026, 32% of active off-plan projects in the DLD register had passed their registered completion date.

Where to start on a budget

From 1 January to 19 October 2026, 33% of off-plan sales (28,556 of 87,291) were under AED 1 million, mostly studios. Then areas chosen by budget, rent, schools and the metro, and the market in late 2026.

Questions investors ask

Is Dubai property a good investment in 2026?

The figures point both ways. no personal income tax in the UAE (your home country may still tax you), a dirham pegged to the US dollar since 1997, and 226,885 more residents between January and 29 September 2026 (Dubai statistics office). Against: sales from January to September 2026 were 23.5% lower in value than a year earlier (Argaam, DLD data), industry estimates put price falls at 5% to 15% from the end of 2025 to September 2026 (S&P, via The National, 7 October 2026), and CBRE put Q3 2026 rents about 7% lower than a year before.

What rental yield can I expect?

Past rents are a guide, not a promise. From April 2025 to March 2026, median gross yields across Dubai's Land Department districts were 8.7% for studios, 7.6% for 1-beds, 6.3% for 2-beds, 6.0% for 3-bed apartments and 5.3% for 3- and 4-bed villas and townhouses (Ejari rents over DLD prices of ready homes). In a worked example, costs and one empty month took 2 to 3 points off. Off-plan apartments sold for more per sq ft than ready ones in almost every district: at the off-plan price, JVC's 7.7% on a ready 1-bed becomes about 6.5%.

Can buying property get me a UAE visa?

Yes, under the official rules as of 5 November 2026. Dubai property worth AED 2 million or more makes you eligible to apply for a 10-year Golden Visa; several properties can add up, and a joint owner's own share must be worth AED 2 million. ICP's guide (updated 10 September 2026) counts off-plan homes from an approved developer, and mortgaged homes can count, but the DLD page is unclear on how much must be paid. Below AED 2 million, a sole owner can apply for a 2-year investor visa at any value since April 2026. Confirm your case with the DLD before you book.

What will I pay besides the price of the home?

The Dubai Land Department fee is 4% of the price, and there are title deed costs, a DEWA deposit and mortgage costs if you take a loan. Each year you also pay a service charge for the building. In the DLD service charge index, with budgets mostly for 2023, the median for apartment buildings is AED 15 per sq ft (the middle half between AED 12 and 18), and AED 3.50 for villa-only communities. The Dubai REST app shows the current rate for a building.

Can I sell an off-plan home before it is finished?

Usually, by passing your contract to a new buyer, once the developer issues a NOC. Agency guides say developers usually want 30% to 40% of the price paid first, and some launches ask up to 50% (Property Finder, 14 October 2026). The buyer usually pays the 4% DLD fee; confirm this with the trustee office. In the current market, off-plan resales often go 10% to 15% under the original price (Fortune, 1 June 2026).
