About Nakheel
Nakheel is a Dubai developer owned by the government of Dubai. It was part of the state company Dubai World until August 2011, when a debt restructuring left it owned directly by the government. In March 2024 the Ruler of Dubai ordered that Nakheel and Meydan become part of Dubai Holding, and their boards were abolished.
It started building Palm Jumeirah in June 2001, and the first residents moved onto the island in 2007. Its other master communities include Jumeirah Islands, Jumeirah Park, Jumeirah Village Circle, Jumeirah Village Triangle, Al Furjan, Discovery Gardens and International City. It also owns shopping malls and hotels.
It borrowed heavily during the property boom, and when prices fell in late 2008 it was at the centre of the 2009 Dubai World debt crisis. Its 2011 restructuring covered about Dh60 billion and included about Dh32 billion from the government. Buyers in stalled projects were offered credit notes that they could move into other Nakheel projects, or cash after five years. It made its final restructuring payment in 2016 and said it had no debt left.
During the crisis it stopped work on Palm Jebel Ali and Palm Deira. In 2014 some Palm Jebel Ali buyers who had paid deposits before the halt said they had no timeline, and they rejected offers to move to other Nakheel projects. In 2018 it said it would restart Palm Deira as a smaller project, later renamed Dubai Islands. In 2022 it said it would revive Palm Jebel Ali.
Where they build
Dubai Islands and Palm Jebel Ali have the most of their projects, and 2 other areas have the rest.
They sell at the top of the market. Half their projects start above AED 4M, where the middle project on our site starts at AED 1.3M.
They tend to price below the resale market: 6 of the 8 projects we checked start below the usual price per square foot of similar homes sold through Dubai Land Department, typically by about 16%.
Much of their work finishes at once: 9 of their 17 dated projects are due in 2027.
Their record
Dubai Land Department lists 7 finished projects by Nakheel, and 4 under construction.
These counts include the project companies registered behind Nakheel, as developers in Dubai often set up one per project.
6 of the 7 were finished by the completion date DLD holds now. DLD replaces that date when a project is given more time and keeps no earlier dates, so this can't show which ones ran late.
