A strip of reclaimed land between Mina Rashid and the dry docks, until now mostly maritime offices and workshops. About a dozen developers are building towers along the water here, with old Bur Dubai a short drive away.

2028 to 2029when most of the towers we list are due
You are buying early. Most of the towers we list are due in 2028 and 2029, and the DLD register shows only a couple of finished projects here so far. You get water on three sides, Downtown Dubai 8.6 km away in a straight line, and the creek and its souks close by. The catch for investors: DLD puts gross yields at about 4%, low for Dubai.

Walk
Inside the peninsula there is little to walk to yet, and our map shows no park within 3 km in a straight line. The good walks are a short drive away, along the creek in old Bur Dubai.

Swim
There is no public beach in Dubai Maritime City itself, despite the sea on three sides. On weekdays you swim in your building's pool, if it has one; for the sand, you drive to Jumeirah.

Not for years. The DLD register for this area shows more than 20 projects under way, on average about a fifth built, and nearly 20 not started. In our list, Mar Casa, Anwa Aria and Nautica are due soon, in December 2026, and most others in 2028 and 2029. Riva Residence was due in September 2025; that date may be out of date, so ask the developer.
Is there a metro in Dubai Maritime City?
No. Al Ghubaiba on the Green Line is 2.4 km in a straight line from the centre of the projects, so plan to drive or take a taxi.
What will a 1-bed off-plan flat cost in Dubai Maritime City?
In the projects we list, flats that start at one bedroom are priced from about AED 1.3 million, and about half start under AED 2.2 million. Studios start at about AED 1.1 million. Prices were checked in November 2026 and change as units sell. DLD puts the median off-plan 1-bed sale at about AED 2.41 million in the year to September 2026, or about AED 3,040 per sq ft, against about AED 2,630 in Dubai Creek Harbour. Few ready flats sell here, so resale prices are hard to judge.
Who is building in Dubai Maritime City?
About a dozen developers. Beyond, DAMAC and Danube have the most projects in our list, and Omniyat, Deyaar and Select Group are among the others. Most projects are flats, and a handful also offer penthouses or duplexes. Compare each developer's track record, because the towers will differ more than in a single-developer district.
Is Dubai Maritime City good for families?
Not yet, for most. Schools are a drive away: the nearest with a known curriculum on our map is New Academy School (US), 2.9 km away in a straight line. The nearest park is 3.5 km away and the nearest hospital, International Modern Hospital, about 3 km.
