About Danube
Danube Properties is the property arm of Danube Group, a Dubai building-materials business that Rizwan Sajan, its founder and chairman, started in 1993. Sajan grew up in Mumbai and worked in Kuwait until the Gulf War forced his family to leave in 1990, after which he moved to the UAE. Danube Properties began in 2014.
Its first project was Dreamz, a group of 171 townhouses in Al Furjan, which sold out on its launch day. Since then it has built mostly apartment buildings, many sold fully furnished, in areas such as Al Furjan, Arjan, Jumeirah Village Circle and Business Bay. It is best known for its 1% payment plan: after a down payment, buyers pay 1% a month while the building goes up and the rest when it is ready.
Its completed buildings include Glitz Residences 1, 2 and 3, handed over in 2017 and 2018, Bayz in Business Bay, and Starz, Glamz, Lawnz, Wavez and Jewelz. In May 2024 it handed over Pearlz, a building of 300 homes, six months ahead of schedule. By November 2023 it had delivered 11 projects with 4,555 homes. In 2026 it said it planned to hand over 11 more projects within a year, and that it had absorbed a sharp rise in building-material costs.
Booking is cheap with them: 16 of 17 plans ask for 10% or less up front.
They tend to price below the resale market: 7 of the 11 projects we checked start below the usual price per square foot of similar homes sold through Dubai Land Department, typically by about 4%.
They don't stick to one part of town: their projects are spread over 10 areas, with no more than 3 in any one of them.
Their record
Dubai Land Department lists 17 finished projects by Danube, and 17 under construction.
17 of the 17 were finished by the completion date DLD holds now. DLD replaces that date when a project is given more time and keeps no earlier dates, so this can't show which ones ran late.
