Business Bay is offices and flats mixed together. The DLD register lists far more finished projects here than ones under way. Many new towers are branded, with penthouses: Bugatti Residences and Burj Binghatti Jacob & Co are both here. Binghatti has the most projects we list, ahead of Omniyat and DAMAC, and Emaar is building Avarra by Palace. Expect traffic at rush hour, and building work around the sites still under way.

What will a 1-bed off-plan flat cost in Business Bay?
In the projects we list, flats that start at one bedroom are priced from about AED 1.1 million to AED 3.4 million, and studios from about AED 820,000, checked in November 2026. The spread is wide: several projects start above AED 7 million, and the top ones at about AED 40 million. DLD puts the median off-plan 1-bed sale at AED 2.29 million in the year to September 2026, against AED 1.45 million for a ready one. A 1-bed rents for about AED 98,000 a year, a gross yield of about 7%. Studios yielded 7.4% and 2-beds 6.2%.
When will the new towers be finished?
Most of the towers we list are due by the end of 2027, and the latest in 2031. About a quarter of the listings carry dates that have already passed. Those dates may be out of date, so ask the developer whether the tower has handed over or slipped. The area around them is mostly finished.
Does Business Bay suit people who work nearby?
Yes, that is its main strength. The Business Bay office district is at the centre, Downtown Dubai is 1.1 km away and DIFC 3.2 km, all in a straight line. The cost is busy roads at rush hour, especially on Sheikh Zayed Road and Al Khail Road.
Areas for families, near the metro, on a budget and for rent, chosen with our data on schools, stations, prices and 991 projects. Each comes with its trade-off.
