About Emaar Properties
Emaar Properties is a Dubai developer founded in 1997 by Mohamed Alabbar. Its shares have traded on the Dubai Financial Market since 2000. In May 2026 Dubai Holding became its largest shareholder, with 29.73 per cent, after it bought the 22.27 per cent stake held by the Investment Corporation of Dubai.
Its home building in the UAE is done by Emaar Development. Emaar sold 20 per cent of that unit on the same market in November 2017. By November 2026 it owned just over 79 per cent and offered to buy the remaining shares. In 2026 it said the group had delivered more than 130,900 homes in Dubai and its other markets since 2002.
Its older communities include Emirates Living (Emirates Hills, The Springs, The Meadows and The Lakes), Dubai Marina, built around a 3.5 km man-made marina, and Arabian Ranches. It built Downtown Dubai, with The Dubai Mall and Burj Khalifa, which opened on 4 January 2010. Its newer master plans include Dubai Hills Estate, developed jointly with Meraas, Dubai Creek Harbour, Emaar Beachfront and Emaar South, a 50-50 venture with Dubai South.
In February 2009, as Dubai property prices fell, it put new projects and launches on hold and kept building the ones already under way. In March 2009 about 200 buyers asked it to cancel or postpone three projects launched in 2008: Warsan Estate, Asmaran and Maysan. It said it would consider the request.
Booking is cheap with them: 109 of 113 plans ask for 10% or less up front.
They tend to price below the resale market: 60 of the 78 projects we checked start below the usual price per square foot of similar homes sold through Dubai Land Department, typically by about 13%.
They don't stick to one part of town: their projects are spread over 18 areas, with no more than 21 in any one of them.
Their record
Dubai Land Department lists 167 finished projects by Emaar Properties, and 92 under construction.
These counts include the project companies registered behind Emaar Properties, as developers in Dubai often set up one per project.
157 of the 167 were finished by the completion date DLD holds now. DLD replaces that date when a project is given more time and keeps no earlier dates, so this can't show which ones ran late.
