There is no single best area to buy off-plan in Dubai. The right one depends on what you need from the home: space and schools for a family, a short walk to the metro, a low entry price, or rent. This guide picks areas for each of those goals using our own data on the 991 off-plan projects on our site, DLD sales records and the Roads and Transport Authority's (RTA) plans for the new metro line. Each area gets a trade-off, because every area has one.
This is general information, not financial advice. Prices change, so the "from" prices below are what our site showed in November 2026.
How we chose
- Families: areas where many of our projects are tagged as villas, townhouses or family communities, and how far the nearest schools are by car, from our map data.
- Metro: our projects within a 15-minute walk of a station that is open today, plus areas on the planned Blue Line.
- Price: the median price per square foot of off-plan and ready apartments sold in each DLD district in the 12 months to 30 September 2026, from our analysis of DLD sales.
A note on that last figure. In almost every district, off-plan apartments sell for more per square foot than ready ones. That is not the same home costing more. New buildings, smaller units, the payment plan and different locations inside the district all push the figure up. A wide gap means you pay more for "new" in that area. DLD districts are also bigger than the names people use, so we say "the district that covers" an area.
Best areas for families
Dubai Hills Estate
Dubai Hills Estate has 25 projects on our site, and 12 are tagged as villas, townhouses or family communities. Schools are close: GEMS Wellington Academy, GEMS International School Al Khail and GEMS New Millennium School are within a few minutes' drive of most of our projects here. Examples: Parkside Views by Emaar, from AED 1,450,000 on our site in November 2026 (10 / 80 / 10, handover Sep 2027), and Club Place, from AED 1,480,000 (10 / 70 / 20, Dec 2028). In the district that covers it, off-plan apartments sold at a median of AED 2,439 per sq ft against AED 2,294 for ready ones, one of the smallest gaps in Dubai.
Trade-off: Most new launches here are apartments, and none of our projects here is within a 15-minute walk of a metro station.
Town Square
Town Square is the cheapest way into a planned family community on our list. It has 22 projects on our site from AED 630,888, all by Nshama. Ranches Primary School and GEMS Metropole School are 5 to 8 minutes' drive away. Service charges are low for apartments: a median of AED 9.5 per sq ft across 10 buildings in the DLD service charge index (budget year 2023). Examples: Augusta, from AED 950,000 (10 / 40 / 50, Jan 2028), and Camden, from AED 1,141,000 (10 / 40 / 50, Mar 2028).
Trade-off: It is far from the metro and the coast, and most of the current launches are apartments, not townhouses.
Dubailand
Dubailand has 34 projects on our site, with 14 tagged as villas or townhouses. For most of them, the nearest school is about 3 minutes' drive away, and GEMS Wellington Academy and Indian International School are both within 10 minutes for most projects. Examples: Reportage Village by Reportage, townhouses from AED 1,549,429 (10 / 46 / 44, Sep 2028), and Haven by Aldar, from AED 2,500,000 (5 / 65 / 30, Sep 2027).
Trade-off: "Dubailand" covers many separate communities. Roads, shops and schools differ a lot between them, so judge each project on its own location.
The Valley
The Valley is the most family-focused area on our site: 15 of its 16 projects are tagged as family communities, and all 16 are villas or townhouses, 14 of them by Emaar. Examples: Lillia, from AED 2,050,000 (10 / 80 / 10, Jan 2027), and Venera Phase 2, from AED 2,480,000 (10 / 70 / 20, Sep 2028).
Trade-off: It is on the Al Ain Road, a long drive from the city. For our projects here, the nearest school is a median 21 minutes away by car, and none has a school within 10 minutes.
Check school ratings with the KHDA, Dubai's school regulator, before you choose. Being close to a school does not mean you can get a place.
Best areas near the metro
These areas have the most projects on our site within a 15-minute walk of a station that is open today.
| Area | Our projects within 15 min walk | Stations | Shortest walk |
|---|---|---|---|
| Al Jaddaf | 11 | Al Jadaf, Creek | 4 min |
| Expo City | 9 | Expo 2020 | 1 min |
| Al Furjan | 8 | Discovery Gardens, The Gardens | 2 min |
| Downtown Jebel Ali | 8 | Life Pharmacy | 1 min |
| Business Bay | 7 | Business Bay | 1 min |
| Jumeirah Lake Towers | 6 | DMCC, Sobha Realty | 8 min |
Al Jaddaf is on the Green Line, and Creek station will also be the start of the Blue Line. Examples: Jaddaf Beach Oasis by Azizi, from AED 721,000 (10 / 40 / 50, Dec 2028), 4 minutes' walk from Al Jadaf station, and Creek Views 4, from AED 1,125,000 (Dec 2028). Trade-off: None of our 24 projects here is a villa or townhouse, and service charges are a median AED 17 per sq ft (7 buildings, 2023).
Al Furjan combines the Red Line with schools: The Arbor School is a minute's drive from several projects. Examples: Azizi Ameer, from AED 1,269,000 (Dec 2027), 2 minutes' walk from Discovery Gardens station, and Sparklz by Danube, from AED 900,000 (May 2028). Trade-off: In the district that covers Al Furjan, off-plan apartments sold at AED 1,687 per sq ft against AED 1,113 for ready ones, a 52% gap.
Downtown Jebel Ali has the lowest entry prices next to a station. All 8 of our projects are a minute's walk from Life Pharmacy station. Examples: Azizi Abraham, from AED 505,000 (Dec 2027), and Samana Downtown One by Samana, from AED 689,000 (10 / 10 / 80, Dec 2029). Trade-off: It is far from the centre, few schools are near, and 6 of the 8 projects are by one developer.
Expo City has all 9 of our projects next to Expo 2020 station. Example: Terra Gardens by Emaar, from AED 1,550,000 (10 / 70 / 20, Dec 2029). Trade-off: It is at the far end of the Red Line, and the nearest school is a median 11 minutes' drive.
The Blue Line: areas to watch
The RTA's Blue Line is 30 km long with 14 stations. One branch runs from Creek station in Al Jaddaf through Dubai Festival City, Dubai Creek Harbour, Ras Al Khor, International City and Dubai Silicon Oasis to Academic City. The other runs from Centrepoint on the Red Line through Mirdif and Al Warqa to International City. The RTA targets opening on 9 September 2029. It said the work was 10% complete in November 2025 and expects 30% by the end of 2026 (Dubai Media Office, 9 November 2025). The National repeated the 2029 date in July 2026 (The National, 9 July 2026).
- Dubai Silicon Oasis: schools within 2 to 3 minutes' drive. Examples: Oasiz by Danube, from AED 739,000 (Nov 2027), and The Hillgate by Ellington, from AED 1,279,828 (Dec 2027). Trade-off: off-plan sold at AED 1,667 per sq ft against AED 962 for ready, a 73% gap.
- Dubai Creek Harbour: 22 projects on our site. Example: Altus, from AED 1,600,000 (Jan 2029). Trade-off: service charges are among the highest in our data, a median AED 19.9 per sq ft across 12 buildings.
- International City: among the lowest prices. Example: Kyomi Residences, from AED 560,000 (10 / 20 / 70, Dec 2027). Trade-off: much of the area is older, low-rise stock.
Ras Al Khor, Mirdif and Academic City are also on the route, with only a few projects on our site.
Trade-off for all of them: most of these projects hand over before the line opens, and large transport projects can slip. Do not pay extra today for a station that does not exist yet.
Best areas on a budget
About one in three off-plan homes sold in Dubai this year cost under AED 1 million: 28,556 of 87,291 sales from 1 January to 19 October 2026, by our analysis of DLD sales. On our site, 380 projects start under AED 1 million, most in Jumeirah Village Circle (76), Dubai Land Residence Complex (41) and Dubai South (21). We compare them in off-plan property in Dubai under AED 1 million.
Best areas for rental yield
Gross yields on ready 1-bedroom apartments (median Ejari rent divided by median ready sale price, April 2025 to March 2026) were about 8.6% in the district covering Dubai Silicon Oasis, 7.7% in Jumeirah Village Circle and 7.0% in Business Bay, against 5.5% in Downtown Dubai. These are before service charges, vacancy and fees. Off-plan buyers usually pay more per square foot, so the yield on your price will be lower, and nobody can promise future rents. See rental yields in Dubai by area.
How to compare areas yourself
- Compare the off-plan and ready price per square foot in the area you like.
- Check the current service charge in the Dubai REST app or the DLD service charge index.
- Drive the school run and the commute at rush hour, or ask someone to.
- Check the developer's record: read whether Dubai developers hand over on time.
- Then search projects in your shortlist.
