Towers on both banks of a 3 km canal, with a metro station 550 m from the centre, four tram stops within 1 km and two public beaches about 1.2 km away. For much of daily life, you can get by without a car.

Every project we list here is a tower of flats. Some also sell penthouses and duplexes, and a few list villa or townhouse units. The range is wide: studios from about AED 1.2 million, and Habtoor Grand Residences from AED 11 million. The trade-off is construction: the DLD register shows many towers here still being built, so ask what will rise next to yours.
Walk
Most errands can be done on foot. Marina Walk is 500 m from the centre and Dubai Marina Mall 800 m, in a straight line. In summer, walk early or late.

How do I get around?
On the Red Line, Sobha Realty station (formerly DAMAC Properties) is 550 m from the centre and DMCC 1.5 km, in a straight line. The tram has four stops within 1 km, including Dubai Marina, Marina Towers and Dubai Marina Mall. By car, Sheikh Zayed Road runs along the inland side.
What will a 1-bed off-plan flat cost in Dubai Marina?
In the projects we list, flats that start at one bedroom are priced from about AED 1.6 million to AED 2.3 million. Studios start at about AED 1.2 million. DLD's median for off-plan 1-bed sales in the past year was about AED 3.5 million, against AED 1.8 million for ready 1-beds, so compare with resale flats nearby. DLD gross rental yields here run from 5.4% to 5.8%. Prices were checked in November 2026.
When will the new Marina towers be finished?
More of the projects we list are due in 2027 than in any other year. The dates for LIV Waterside (September 2025) and Pelagos (March 2026) have passed and may be out of date, so ask the developer. LIV LUX is due soon, in December 2026. The latest, Emaar Marina Cove, is due in October 2029.
