Off-plan or ready? In Dubai the answer usually comes down to price per square foot, cash flow and time. Below we compare what off-plan and ready apartments sold for, district by district, what a ready home earns in rent against what an off-plan buyer pays, and how to work out the cost of waiting for handover.
This is general information, not financial or legal advice. Past prices and rents do not tell you what will happen next.
New to the terms? An off-plan home is bought from the developer before it is finished; a ready home is finished and has a title deed. See what off-plan property is.
The short version
- Off-plan apartments sold at a higher median price per sq ft than ready ones in 39 of 40 Land Department districts in the 12 months to 30 September 2026. The median gap was about 40%.
- The gap is smaller in some master communities (6% in the district that covers Dubai Hills Estate, 11% for Dubai Creek Harbour) and very large in others (87% for Motor City, 101% for the district that covers Dubai Marina).
- Because the off-plan price is higher, the rent you can expect is a smaller share of what you pay. In Jumeirah Village Circle, a typical one-bedroom rent is 7.7% of the median ready price but 6.5% of the median off-plan price.
- Off-plan gives you a payment plan, a new building and time. Ready gives you rent or a home from the first month, and a price you can compare with real homes.
Price per square foot, district by district
The DLD records sales by Land Department district. These districts are larger than the names you see in listings, so one district can cover several of our area pages. The figures are medians for apartments, 12 months to 30 September 2026, by our analysis of DLD sales.

The one district where off-plan was not higher was Um Suqaim Third, which covers Umm Suqeim and Madinat Jumeirah Living: AED 2,800 off-plan against 2,823 ready, on 308 and 146 sales.
Look at the sales counts too. In Madinat Al Mataar, 13,505 off-plan sales compare with only 868 ready ones, so the ready median there reflects a small, older stock.
Dubai-wide, by size and for villas
Across Dubai, off-plan apartments cost more per sq ft at every size. Figures are medians of DLD apartment sales, October 2025 to September 2026, by our analysis.
| Size | Off-plan AED/sq ft | Ready AED/sq ft | Gap | Off-plan median price | Ready median price |
|---|---|---|---|---|---|
| Studio | 1,793 | 1,315 | +36% | AED 707,000 | AED 560,000 |
| 1 bedroom | 1,709 | 1,341 | +27% | AED 1.31m | AED 1.05m |
| 2 bedrooms | 1,912 | 1,503 | +27% | AED 2.35m | AED 1.95m |
| 3 bedrooms | 2,300 | 1,851 | +24% | AED 4.21m | AED 3.5m |
For villas and townhouses the gap is smaller: AED 1,784 per sq ft off-plan against 1,548 ready (+15%), on 9,757 and 3,836 sales. Here the median off-plan price was lower, AED 3.35 million against 3.57 million, because many off-plan villas are townhouses in newer communities further from the centre.
Why off-plan costs more per square foot
The two columns do not describe the same home. Several things push the off-plan figure up:
- New against old. Ready sales include buildings that are 10 or 20 years old. Off-plan sales are all new buildings, often with more amenities.
- Different parts of the district. A district such as Jabal Ali First covers both Discovery Gardens, built in the 2000s, and new projects in Al Furjan. The medians mix them.
- The payment plan. You pay over two to four years instead of on day one. Developers price that in.
- Not mainly unit size. Off-plan sales include more studios, but the gap shows at every size in the table above, so size explains little of it.
- The developer and the project. Branded and waterfront projects launch at high prices and are a large share of off-plan sales in some districts, such as the Palm and the Marina.
What the gap does not tell you: whether a given off-plan unit is overpriced, or whether it will be worth its price at handover. When the building is finished, the unit becomes a ready home and competes with the ready homes around it. Part of the premium may hold, because the building is new. Part may not. Our data does not show which, and nobody can promise it.
The practical step: before you book, compare the off-plan price per sq ft with recent ready sales in the newest finished buildings near the project, not with the district median.
Rental yield: on the ready price and on the off-plan price
A gross yield is the yearly rent divided by the price, before service charges, vacancy and fees. The table uses the median Ejari rent for one-bedroom apartments from April 2025 to March 2026, divided first by the median ready sale price and then by the median off-plan sale price, for the same district and period.
| Area (Land Department district) | Median rent | Yield on ready price | Median off-plan price | Yield on off-plan price |
|---|---|---|---|---|
| Jumeirah Village Circle | AED 75,000 | 7.7% | AED 1.15m | 6.5% |
| Jumeirah Village Triangle | AED 75,000 | 7.9% | AED 1.22m | 6.1% |
| Arjan | AED 72,000 | 7.6% | AED 1.19m | 6.0% |
| Al Furjan (Jabal Ali First) | AED 70,000 | 8.8% | AED 1.35m | 5.2% |
| Dubai South (Madinat Al Mataar) | AED 58,500 | 8.2% | AED 1.19m | 4.9% |
| Business Bay | AED 98,000 | 7.0% | AED 2.27m | 4.3% |
| Dubai Hills Estate | AED 96,000 | 6.6% | AED 1.81m | 5.3% |
| Dubai Creek Harbour | AED 105,000 | 6.1% | AED 1.96m | 5.3% |
| Downtown Dubai | AED 122,000 | 5.5% | AED 2.78m | 4.4% |
| Dubai Marina (Marsa Dubai) | AED 100,000 | 5.7% | AED 2.60m | 3.8% |
Two cautions. The median rent comes from all one-bedroom leases, mostly in older buildings; a new building may rent for more. And this is today's rent, not the rent at your handover in two or three years. Read the table as "how much rent per dirham you pay", not as a forecast. More areas are in rental yields in Dubai by area.
The cost of waiting
With off-plan, you wait. Work out what that costs you, using your own numbers.
If you will live in the home: the cost of waiting is the rent you pay until handover. Multiply your yearly rent by the years to handover, and add a year in case of delay. In the DLD project register as of 12 June 2026, 275 of 865 active projects (32%) were past their registered completion date. Then set against it what you would have paid as an owner of a ready home over the same years: mortgage interest, service charges and repairs. See do Dubai developers hand over on time?.
If you are buying to rent out: the cost of waiting is the rent a ready home would have earned. At the JVC figures above, a ready one-bedroom at about AED 980,000 had a median rent of AED 75,000 a year. Over a three-year wait that is about AED 225,000 gross, before service charges, vacancy and fees, if rents stayed where they were. On the other side, the off-plan buyer pays in stages. On a 10 / 40 / 50 plan, half the price is not paid until handover, and that money can stay in your account or earn interest meanwhile.
Neither side wins on paper. Which one costs you less depends on your rent, your mortgage rate, the plan and how late the handover is. See off-plan payment plans explained.
When each makes more sense
| Ready is likely the better fit if | Off-plan is likely the better fit if |
|---|---|
| You need to live in the home or collect rent this year | You can wait two to four years, plus possible delays |
| You want the lowest price per sq ft in a district | You value a new building and a choice of unit, and accept the premium |
| You will use a mortgage for most of the price | You prefer to pay from income in stages |
| You want to see the view, the building and the service charge history | You are comfortable buying from plans and estimates |
| You may need to sell at short notice | You can hold the contract until handover if resale is not allowed |
| You want the rent to be a larger share of the price | You are paying for the new building and the plan, not for the highest yield |
