The flats we list start at about AED 1.87 million for one bedroom. Villas are a different budget: in Al Thanyah Fifth, the DLD area our sales figures come from, ready villas sold for a median of about AED 11.5 million over the past year. From the projects, DMCC metro station is about 0.9 km away and the Montgomerie golf course 1.4 km, both in a straight line. JBR beach is 1.8 km away, across Sheikh Zayed Road.

What will a 1-bed off-plan flat cost in Jumeirah Islands?
In the projects we list, a one-bed starts at about AED 1.87 million in Serenia District West Residence, AED 1.9 million in Altiera Heights and AED 2.2 million in Eltiera Views. Prices were checked in November 2026 and change as units sell. In DLD sales in Al Thanyah Fifth over the past year, off-plan one-beds had a median of about AED 2.06 million and ready ones about AED 1.16 million.
Is Jumeirah Islands good for families?
For schools, yes. Emirates International School - Meadows (IB) is 1.2 km away, Dubai British School's Islands Campus 2.5 km and Dubai British School Emirates Hills 2.8 km, in a straight line. The flats we list go up to four bedrooms, in Altiera Heights, and both Ellington projects have penthouses.
