The towers stand in lettered clusters, many with cafés and shops at street level, and many are offices in the DMCC free zone. DMCC metro station is about 500 m from the centre, the JLT tram stop about 650 m and JBR beach 1.5 km, all in a straight line. The catch is price: in DLD sales over the past year, off-plan flats here sold for about 60% more per square foot than ready ones.

Yes, if you are happy in a flat, but schools are not on the doorstep. Only one is within 1.5 km: Emirates International School Meadows (IB), about 1.4 km from the middle of JLT in a straight line. Dubai British School Emirates Hills is about 3 km away and Dubai International Academy (IB) 3.7 km. Emirates Hospital is about 1.9 km away. For more space, Viewz by Danube includes a villa and penthouses, and Mercer House by Ellington has penthouses and duplexes.
What will a 1-bed off-plan flat cost in JLT?
Most projects we list here start with studios, from about AED 460,000 at Golf Views Seven City and about AED 750,000 at Upper House. Where the smallest home is a 1-bed, prices start from about AED 1.6 million at The Eden at Sobha Central to about AED 2.2 million at W Residences. Prices were checked in November 2026. In DLD sales over the year to September 2026, the median off-plan 1-bed sold for about AED 2.06 million and a ready 1-bed for about AED 1.16 million. Rents give a gross yield of about 7.1% on a 1-bed and 8.1% on a studio.
Is there a metro in JLT?
Yes. DMCC station on the Red Line is about 500 m from the middle of JLT, and Sobha Realty station (formerly DAMAC Properties) about 1.4 km, both in a straight line. Across Sheikh Zayed Road, the Jumeirah Lakes Towers tram stop links you to Dubai Marina and JBR. Sheikh Zayed Road is right beside JLT for driving, but it is slow at rush hour.
Who is building in JLT?
A mix of developers, each with one to three towers. Sobha Realty has three, including the two Sobha Central towers. Ellington and Danube have two each. Three towers carry hotel brands: Marriott Residences, Hilton Residences and W Residences. Ask for the service charges before you buy.
When will the new JLT towers be finished?
The dates run from December 2025 to December 2029. Golf Views Seven City, Me Do Re 2, Upper House and Viewz have dates that have now passed. Those dates may be out of date, so ask the developer where the building stands. Verde by Sobha and MBL Signature JLT are due soon, in December 2026. The rest are due from 2027, with The Eden and The Horizon at Sobha Central last, in December 2029. Around them, most of JLT is already built: the DLD register lists about 60 finished projects here and fewer than 20 under way.
