A district built by one developer on the water where Dubai Creek ends, with the Downtown skyline across the creek. Every project we list here is by Emaar. The first phases are lived in, and many towers are still going up.

You buy a flat, or one of a few townhouses, in a district planned around the water. Ras Al Khor Wildlife Sanctuary, where flamingos feed in the cooler months, is next door. Rents are strong for the price: DLD data puts gross yields at about 6% for one to three beds. The trade-off is getting around. Prices were checked in November 2026. DLD puts the median off-plan 1-bed sale at about AED 2.0 million in the year to September 2026, or about AED 2,630 per sq ft, against about AED 1,990 in Al Jaddaf next door. No. Creek station on the Green Line is 2.4 km from the centre in a straight line, and Al Jadaf station 3.2 km. So plan to drive or take a taxi.
When will Dubai Creek Harbour be finished?
Not for years. The DLD register lists nearly 30 finished projects here and about 17 more under way or not yet started; those under way are on average about a third built. In our list, Moor at Creek Beach is due soon, in December 2026, and most others in 2028 and 2029, a few in 2030. Mangrove, Savanna and Cedar were due between July and September 2026, and Palace Residences on The Beach in 2022. Those dates may be out of date, so ask Emaar.
