It depends on the school. Greenfield International School (IB) is about 300 m from the centre. It is the only school within 5 km in our data; the next, Arcadia Global School and The Arbor School (both UK), are about 6 km away. NMC's hospital in DIP is about 3.6 km away.
Is there a metro in DIP?
Not within walking distance. On the Red Line branch to Expo City, Dubai Investment Park station is about 3.7 km from the centre in a straight line, Expo 2020 station 4.1 km and Jumeirah Golf Estates 4.4 km. Dubai Marina is about 12 km away and Burj Khalifa about 26 km.
What will a home cost in DIP?
In the projects we list, Verdana studios start at about AED 451,000 to AED 500,000. The Heights starts at AED 2.49 million and Equestra at AED 3.7 million. Prices were checked in November 2026. For scale, the DLD median for off-plan studios sold here in the year to September 2026 was AED 800,000, and for ready studios AED 401,000.
Is DIP good for renting out?
The gross yields are high. DLD figures, from Ejari rents against sale prices, give about 9.2% for studios, 9.6% for one-bedroom flats and 8.6% for two-bedroom flats. In Al Furjan next door, a one-bedroom flat yields about 8.8%. Gross means before service charges and empty months.
When will the new projects be finished?
The projects we list are due between December 2027 and September 2029, most of them in 2028. The DLD register for this area (Dubai Investment Park Second) is a warning: its active projects, promised for December 2027, were on average only 3% complete, and most registered projects had not started. Ask for the current progress of your phase.
