Budgets here are large. In the island projects we list, a one-bed starts at about AED 3.6 million, and the top end runs from AED 66 million to 185 million. Nearly all are apartment buildings, many with penthouses and duplexes. Only two are villa projects: Villa Amaya, from AED 100 million, and The Palm Crown, price on request. The trunk is the only road on and off the island, so expect queues at its base at rush hour.

Yes, if the budget fits and you drive. The fronds are quiet and the sea is close. But in our data there are no schools, parks or hospitals on the island. Dubai College, a UK-curriculum school in Al Sufouh, is about 3.5 km from the middle of the island in a straight line, and Welcare Hospital about 3.4 km.
What will a 1-bed off-plan flat cost on Palm Jumeirah?
In the island projects we list, flats that start at one bedroom are priced from about AED 3.6 million to AED 4.1 million. Projects that start at two bedrooms begin at about AED 7 million to 21.5 million, most of them under AED 10 million. DLD figures for the year to September 2026 put the median off-plan 1-bed at about AED 4.6 million and the median ready 1-bed at about AED 2.8 million. Per sq ft, off-plan sold for about twice the ready price. Many of the new launches carry a brand name, such as Armani Beach Residences or the Dorchester Collection towers. A ready studio had a median of about AED 1.5 million. Gross rental yields on 1- and 2-beds were about 5%, and on studios about 6.7%. Prices were checked in November 2026.
Is there a metro on Palm Jumeirah?
No. The monorail runs along the trunk and meets the tram at the Palm Jumeirah stop at the base. The nearest metro is Dubai Internet City on the Red Line, about 4.3 km from the middle of the island in a straight line. Al Fardan Exchange (formerly Nakheel) is about 4.4 km and Sobha Realty about 5 km.
When will the new Palm Jumeirah projects be finished?
Several island projects we list show handover dates in 2025 or earlier in 2026. Those dates have passed, so they may be out of date: ask the developer. A few are due soon, in December 2026, and the rest from 2027 to 2029. The Land Department register shows close to 20 active projects on the island, on average a little over a third complete.
