Live here to be close to schools, not to the metro or the sea. Mediclinic Parkview Hospital and City Centre Al Barsha are each about 600 m from the centre. But the nearest metro station, Mall of the Emirates, is 6.8 km away in a straight line, and the beach at Umm Suqeim 9 km, so you will need a car. Much of the area is still being built, so expect building work around you for a few years.

For a small family in a flat, yes. Seven schools are within 2 km in a straight line. They include Foremarke (0.6 km), the British-curriculum Safa Community School, GEMS Founders School and Dubai Heights Academy, and Australian International School Dubai. Nord Anglia International School (British and IB) is 2.3 km away. Larger homes are few: most projects top out at 1 or 2 beds. SAAS Hills goes up to 5 beds, and Vincitore Aqua Flora lists villas.
What will a 1-bed off-plan flat cost in Dubai Science Park?
Nearly every project we list starts at a studio, from about AED 650,000 at 11 Park Hills to about AED 951,000. Vincitore Aqua Flora starts at a 1-bed, from about AED 750,000. Prices were checked in November 2026. In DLD sales over the year to September 2026, the median off-plan 1-bed here sold for about AED 1.47 million and a ready one for about AED 1.03 million. The median off-plan studio sold for AED 872,000. Rents give a gross yield of about 7.1% on a 1-bed and 8.3% on a studio.
Is there a metro in Dubai Science Park, and how far is the city?
No metro and no tram. The nearest stations are Mall of the Emirates and Equiti (formerly First Abu Dhabi Bank) on the Red Line, both about 7 km away in a straight line. Burj Khalifa is about 14 km away and Dubai Marina about 10 km, also in a straight line. Plan on a car.
Who builds in Dubai Science Park?
Binghatti has four projects here, more than any other developer we list: Binghatti Hills, Binghatti Hills Phase 3, Binghatti Hillviews and Binghatti Hillside. With Skyhills Residences, Sky Hills Astra, 11 Park Hills and SAAS Hills next to them, many names sound alike. Check the exact project name and developer on your contract.
When will the projects be finished?
Three projects we list had dates in September 2026 that have now passed. Those dates may be out of date, so ask the developer where the building stands. Three more are due soon, in December 2026. The rest are due in 2027, apart from Azure Park Residences in September 2028. In the DLD register, the projects under way here are only just over a quarter complete on average, and four more have not started.
