In Jabal Ali First, the wider DLD area, a ready studio sold for a median of about AED 525,000 over the past year, and rents gave it a gross yield of about 9.2%. The Gardens metro station is 0.8 km from the centre and Ibn Battuta Mall 1.9 km, both in a straight line.

Yes. Three Red Line stations are within 2 km of the centre in a straight line: The Gardens 0.8 km, National Paints (formerly Jebel Ali) 1.4 km and Discovery Gardens 1.8 km. Ibn Battuta station is 2.1 km away. The Gardens and Discovery Gardens stations are on the branch towards Expo 2020.
What will a flat cost in Discovery Gardens?
In the projects we list, Beverly Gardens starts at about AED 600,000, with studios to 2-beds. The Serene at Sobha Central starts at about AED 1.4 million, with 1- and 2-beds of 495 to 872 sq ft. Prices were checked in November 2026 and change as units sell. Ready flats cost much less: in Jabal Ali First, the wider DLD area, ready flats sold for a median of about AED 1,113 per sq ft over the past year, against about AED 1,687 for off-plan.
Is Discovery Gardens good for families?
It suits couples and small families. Delhi Private School (Indian) is 2.1 km away, The Winchester School (UK) 2.2 km and Emirates International School - Meadows (IB) 2.4 km, in a straight line, and six schools are within 3 km. Six clinics are within 1 km. The new flats we list go up to two bedrooms, with the largest, up to 1,800 sq ft, in Beverly Gardens.
When will the new buildings be finished?
Beverly Gardens' listed handover date, June 2026, has passed and may be out of date, so ask AA HMB Developments where it stands. The Serene at Sobha Central is due in December 2029. Around them, the DLD register for the wider area lists dozens of projects under way or not yet started, so expect building work for years.
