Why buy off-plan in Dubai? The benefits and the trade-offs

Payment plans, a smaller first payment, a new building and a choice of unit, set against a higher price per square foot, delays, no rent until handover and other costs. With data for each.

People buy off-plan in Dubai for four main reasons: you pay in stages, you need less cash to start, you get a new building, and you can choose your unit early. Each of these is real. Each also has a cost, and the costs are easy to miss in a brochure. This article sets out both, with figures from Dubai Land Department (DLD) records and from the 991 projects on our site.

This is general information, not financial or legal advice. Nothing here is a promise of rent or of a rise in value.

If you are new to the term, start with what off-plan property is.

The benefits

1. You pay over time, not all at once

With a ready home you pay the full price at transfer, from savings or with a mortgage. With off-plan you pay in stages while the building goes up. On the 991 projects on our site in November 2026:

  • The median booking payment is 10%. 487 projects ask 10% or less, and 401 ask 20% or more.
  • The median handover payment is 40%. 387 projects ask 50% or more at handover, and 146 ask 20% or less.
  • The most common plans are 20 / 40 / 40 (109 projects), 10 / 40 / 50 (106) and 10 / 50 / 40 (87).

Two examples from our site, prices from November 2026: South Living in Dubai South is from AED 650,000 on a 5 / 55 / 40 plan, with handover listed for March 2027. Parkland at Dubai Hills Estate by Emaar is from AED 1,500,000 on a 10 / 70 / 20 plan, with handover listed for November 2028. On the first plan, most of the price is paid during construction and 40% is left for the keys. On the second, 70% is paid during construction and only 20% is left.

The benefit is time. You can pay from income over two to four years instead of saving the whole amount first. The catch: a large handover payment still has to come from somewhere, often a mortgage, and you cannot be sure today what a bank will lend then. See off-plan payment plans explained.

2. You need less cash to start

Two things lower the first cheque. The booking payment is small, and many off-plan units are small. By our analysis of DLD apartment sales from October 2025 to September 2026, studios were 32% of off-plan apartment sales but 23% of ready sales. Studios and one-bedrooms together were 73% of off-plan sales and 65% of ready sales.

Here is the cash to get started on a studio at the median prices in that period, as an illustration:

Off-plan studio Ready studio, with a mortgage
Median price AED 707,000 AED 560,000
First payment 10% booking: AED 70,700 20% deposit: AED 112,000
DLD fee (4%) AED 28,300 AED 22,400
Cash on day one, before other fees about AED 99,000 about AED 134,000

The 20% deposit is the minimum for an expatriate buying a first home under AED 5 million. For a second home or an investment property, banks can lend at most 60%, so the deposit is 40% (Khaleej Times, on UAE Central Bank rules, 2 November 2025).

Read the table carefully. The off-plan studio needs less cash on day one, but its price is higher. Over the life of the plan you pay more for the home.

3. A new building

You get a new home with new systems, current layouts and a building that has not yet had years of wear. For the first years after handover, repairs to the building should be fewer than in a 15-year-old tower. That matters if you plan to live in it, and it can help when you look for tenants.

4. You choose your unit

At launch, most units are free. You can pick the floor, the view, the layout and the position in the building. In a ready building you choose from whatever owners happen to sell that month.

The trade-offs

1. You pay more per square foot

Off-plan apartments sold at a higher median price per square foot than ready ones in 39 of the 40 Land Department districts we checked (12 months to 30 September 2026, districts with at least 50 sales of each type). The median gap across those districts was about 40%.

Land Department district (our area pages) Off-plan AED/sq ft Ready AED/sq ft Gap
Al Barsha South Fourth (Jumeirah Village Circle) 1,589 1,311 +21%
Al Barshaa South Third (Arjan) 1,670 1,352 +24%
Madinat Al Mataar (Dubai South, Emaar South) 1,689 1,067 +58%
Business Bay (Business Bay) 2,803 1,912 +47%
Al Hebiah First (Motor City) 1,910 1,021 +87%
Al Khairan First (Dubai Creek Harbour) 2,616 2,349 +11%
Hadaeq Sheikh Mohammed Bin Rashid (Dubai Hills Estate) 2,439 2,294 +6%
Burj Khalifa (Downtown Dubai) 3,839 2,685 +43%

This is not the same home at two prices. The off-plan side is new buildings, often in a different part of the district, sold with a payment plan. The ready side includes older buildings. But it does mean the payment plan is not free. Part of what you pay for is the time to pay. Our article on off-plan vs ready property has the full table and explains the gap.

2. Handover can be late

In the DLD project register as of 12 June 2026, 275 of the 865 active projects (32%) had a registered completion date that had already passed. Their median reported progress was 59%. Of the 275, 198 were less than a year past the date, 48 were one to two years past, and 29 were more than two years past.

The register shows the current approved date. If a developer gets an extension, the register shows the new date, so being "on time" in the register is not the same as on time against your contract. Read the delay clause in your sale agreement and check the developer's record. See do Dubai developers hand over on time?.

3. No rent until handover

A ready home can earn rent from the first month. An off-plan home earns nothing until you have the keys. If you live in Dubai and rent while you wait, you pay rent and instalments at the same time. Count both in your budget.

4. You do not know the service charge yet

Service charges are set from the building's budget, and a new building has no history. Buildings already in the DLD service charge index show wide differences. In our analysis of the index (latest budget year per building, mostly 2023), the median was about AED 23 per sq ft in the district that covers Downtown Dubai, 17.5 in Business Bay and 14 in the district that covers Dubai South. Ask the developer for an estimate, then check the current rate for similar buildings in the DLD service charge index or the Dubai REST app. See service charges in Dubai.

5. Selling before handover has rules

You can often sell your contract before handover, but the developer sets the conditions in the sale agreement. Many ask you to have paid a share of the price first, often reported as 30% to 40%, and charge a fee for the no-objection certificate. Some do not allow resale until handover. Read the clause before you book. See selling off-plan before handover.

6. The value at handover may be lower than your price

If you need a mortgage for the handover payment, the bank lends on its own valuation at that time. If the valuation is below your price, the loan is based on the lower figure and you pay the difference in cash.

An illustration: you agreed AED 1,200,000 on a 10 / 30 / 60 plan, so AED 720,000 is due at handover. You are buying as an investment, so the bank can lend at most 60% of the value. If the bank values the home at your price, 60% is AED 720,000 and the loan covers the handover payment. If it values the home at AED 1,100,000, the most it can lend is AED 660,000, and you need AED 60,000 more in cash, plus the mortgage fees. The larger the handover payment, the more a low valuation hurts. Ask your bank how it values off-plan homes at handover before you choose a plan with a large final payment.

Who off-plan suits, and who it does not

Off-plan can suit you if Ready is likely better if
You do not need to live in the home or rent it out for two to four years You need a home to live in now, or rent from the first year
You can pay the instalments from income or savings, even if the handover is late Your budget only works if the handover is on time
You have a plan for the handover payment that does not depend on a high valuation You need a mortgage for most of the price
You want a new building and a choice of unit You want to see the actual view, building and neighbours
You are comfortable with a contract you may not be able to sell for a while You may need to sell at short notice

Before you decide

  1. Compare the off-plan price per sq ft with ready buildings nearby, using our area pages.
  2. Check the project's registration and escrow account in the Dubai REST app. See how escrow protects your money.
  3. Read the SPA: handover date, delay clause, resale rules and the cancellation terms.
  4. Budget for the full plan, the 4% DLD fee and the other costs on top of the price.

If you are deciding whether now is a good time to buy at all, that is a separate question: see buying in Dubai in late 2026.
