About Nshama
Nshama is a Dubai developer founded in 2014. It is led by Fred Durie, who was previously chief executive of Emaar International and worked on Emaar projects such as Downtown Dubai and Dubai Marina.
Its main project is Town Square, a 750-acre community off Al Qudra Road, next to the Arabian Ranches golf course. It launched Town Square in 2015 with townhouses priced under Dh1 million. This made it one of the first private developers in Dubai to aim homes at middle-income buyers. In 2016 it planned about 3,000 townhouses and 18,000 apartments there. By 2018 the plan had grown to about 23,000 homes over ten years, built in phases around a central square and park, with shops, two schools and clinics.
The first homes, 320 Zahra townhouses, were handed over in October 2017, ahead of schedule. Just over 300 homes were handed over that year. To stop quick resales, early buyers had to pay 50 percent of the price before they could sell. In 2018 it set aside 2,500 apartments for 10-year leases to companies that house their staff. In the same year it bought land along the Dubai Water Canal for a tower.
Booking is cheap with them: none of their plans asks for more than 10% up front.
Their plans leave most of the bill for the end. In 18 of 22, half the price or more is due on handover, so less of your money sits in a building that isn't finished.
Their record
Dubai Land Department lists 11 finished projects by Nshama, and 10 under construction.
11 of the 11 were finished by the completion date DLD holds now. DLD replaces that date when a project is given more time and keeps no earlier dates, so this can't show which ones ran late.
