Off-plan villas sold most often here, at a median of AED 3,300,000 in the last 12 months.

Questions people ask
Is The Valley good for families?
The homes are: every project we list has three bedrooms or more and a garden. The trade-off is distance. The nearest schools in our data, such as GEMS First Point School in The Villa, are about 10 to 11 km away, and the nearest hospital, Fakeeh University Hospital, is 13.2 km, both in a straight line. Every school run is a drive.
How far is The Valley from Downtown?
Downtown Dubai is 26 km away and Business Bay 25.5 km, in a straight line. You drive in on the Dubai-Al Ain Road, about 30 minutes outside rush hour. There is no metro nearby: the nearest station, Centrepoint (formerly Rashidiya), is 24.5 km away.
What does a townhouse or villa cost in The Valley?
In the projects we list, townhouses start from AED 1.6 million, and most townhouse projects start between about AED 2.0 and 3.1 million. Villas start from AED 2.8 million at Rivana and reach AED 7 to 9.3 million for the largest. Prices were checked in November 2026 and change as units sell. For comparison, the DLD median for a 3-bed house here was AED 3.13 million off-plan and AED 2.75 million ready in the year to September 2026.
Can I rent out a house in The Valley?
Yes, there is already a rental market. DLD rent and sale records to March 2026 put the gross yield at about 5.0% for a 3-bed house, with a typical rent of AED 140,000 a year, and 5.1% for a 4-bed, at AED 177,000.
When will The Valley be finished?
Most projects we list are due in 2028 and 2029, a few in 2027 and one in 2030. Elora shows September 2026, which has passed, so the date may be out of date: ask Emaar. The DLD register for this area shows a few projects finished, most under way at less than a third complete on average, and some not yet started. Expect building work around you for several years.
Areas for families, near the metro, on a budget and for rent, chosen with our data on schools, stations, prices and 991 projects. Each comes with its trade-off.
