It suits small families on a budget. Nearly every project we list is flats, mostly studios to 2-beds. Kensington Gardens is the exception, with 3- to 7-bed villas and townhouses from about AED 3.2 million.
What will a 1-bed off-plan flat cost in International City?
In the projects we list, studios start from about AED 500,000. Projects that start at one bedroom are priced from about AED 640,000 to AED 900,000. Prices were checked in November 2026. For comparison, DLD records give a median of about AED 870,000 for off-plan 1-beds and AED 670,000 for ready ones, in the year to September 2026.

DLD rent and sale records give gross yields of about 9.2% on studios, 8.8% on 1-beds and 6.6% on 2-beds, in the year to March 2026. These are for ready flats, before service charges. An off-plan flat bought above the ready price will yield less.
Is there a metro in International City?
Not yet. Centrepoint (formerly Rashidiya) station on the Red Line is 8.7 km away in a straight line, and Creek station on the Green Line about 9.7 km. The planned Blue Line is set to serve International City, but treat any opening date as a target, not a promise.
Who builds in International City, and will it be on time?
Mostly smaller developers, most with a single project in our list. Moonsa Residences 2 was due in December 2025, so that date may be out of date; ask the developer. Rise by Blanco Thornton is due soon, in December 2026. In Warsan Fourth, the Land Department area we use for International City, active projects are about 36% complete on average.
