Al Warsan is the wider district around International City, on the eastern edge of Dubai. Every project we list here starts at a studio. DLD records twice as many projects being built or not yet started here as finished ones, so expect building work and new supply until at least 2028.

Studios start from AED 452,000 to AED 630,000 in the projects we list, with 1- and 2-bed flats above that and 3-beds in one project, Dar Al Aiham One. It suits investors after rental income and buyers on a tight budget. There is no mall, park or school within 2 km in a straight line, and no metro, so you will need a car.

No. International City is one part of the wider Al Warsan district. The DLD prices and yields on this page are for Warsan Fourth, the DLD area our projects map to.
What will a studio off-plan cost in Al Warsan?
In the projects we list, studios start from about AED 452,000 to AED 630,000. The DLD median for an off-plan studio was AED 520,000, and AED 440,000 for a ready one, in the year to September 2026. A ready 1-bed was also cheaper than an off-plan one (AED 670,000 against 870,000), so compare resale too. Prices were checked in November 2026 and change as units sell.
Is Al Warsan good for renting out?
DLD rents and sales give gross yields of 9.2% on studios, 8.8% on 1-beds and 6.6% on 2-beds, in the year to March 2026. The risk is supply: DLD lists about twice as many projects under way or not started in Warsan Fourth as finished ones, so many new flats will reach the rental market around the same time.
Is Al Warsan good for families?
Only with a car. Repton School Dubai and the International School of Creative Science Nad Al Sheba, both British curriculum, are about 2.1 km away in a straight line. Fakeeh University Hospital is 3.6 km away and Dubai Silicon Oasis North Park 3.3 km. Most homes we list are studios to 2-beds.
Is there a metro in Al Warsan?
No. The nearest station is Centrepoint (formerly Rashidiya), at the end of the Red Line, 8.7 km away in a straight line, so plan on driving.
