For parks, yes. Two are within half a kilometre of the middle, and most of the projects we list mention a pool. Schools need a short drive: Ranches Primary and GEMS Metropole (both UK curriculum) are about 3 km away in a straight line, and Jebel Ali School 3.4 km. The nearest hospital, Mediclinic Parkview, is 8 km away.
What will a 1-bed off-plan flat cost in Town Square?
In the projects we list, flats that start at one bedroom are priced from about AED 730,000 to AED 1.2 million, most under AED 1 million. Studios start at about AED 630,000, and Maha Townhouses (3 to 4 beds) at about AED 1.78 million. Prices were checked in November 2026 and change as units sell. DLD rents put the gross yield at about 7.6% for a 1-bed and 8.2% for a studio.
Should I buy off-plan or a ready flat in Town Square?
Compare both. Many buildings are already finished, and in the year to September 2026 the DLD median for a ready 1-bed was AED 840,000, against AED 1.12 million off-plan. Off-plan buys a newer building and a payment plan. In the DLD register, the projects under construction here average under a third complete, so expect to wait.
Is there a metro in Town Square?
No. The nearest station, Jumeirah Golf Estates on the Red Line, is about 13 km away in a straight line. Plan on a car.
How far is Town Square from Downtown?
Burj Khalifa is about 21 km away in a straight line, and Dubai Marina about 17 km. The offices of Jumeirah Lakes Towers and Dubai Internet City are about 16 km away. Al Maktoum International Airport is about 18 km.
