About Meraas
Meraas is a Dubai developer created in 2007. In 2008 it was described as the property developer and private equity fund of Sheikh Mohammed bin Rashid Al Maktoum, the Ruler of Dubai. In June 2020, on his orders, it became part of Dubai Holding. By 2026 Dubai Holding's property business also included Nakheel and Dubai Properties.
Its first large plan, announced in 2008, was Jumeirah Gardens, a Dh350 billion district for the old Satwa area west of Sheikh Zayed Road. Plans to redevelop Satwa stopped after the 2008 financial crisis.
In the decade to 2020 it built districts for shopping, dining and leisure rather than large suburbs. They include City Walk, La Mer on the Jumeirah coast, Bluewaters Island, The Beach at JBR, Boxpark and Last Exit. It also developed the islands of Pearl Jumeira and Jumeira Bay, and it developed Dubai Hills Estate jointly with Emaar.
Its homes mostly sit inside or next to these districts, for example at City Walk, Bluewaters Residences, Port de La Mer and Madinat Jumeirah Living. In 2023 and 2024 it handed over La Vie at JBR, Cherrywoods and Bulgari Ocean Mansions on Jumeira Bay.
They tend to price below the resale market: 12 of the 14 projects we checked start below the usual price per square foot of similar homes sold through Dubai Land Department, typically by about 12%.
They sell at the top of the market. Half their projects start above AED 2.7M, where the middle project on our site starts at AED 1.3M.
They don't stick to one part of town: their projects are spread over 9 areas, with no more than 5 in any one of them.
Their record
Dubai Land Department lists 16 finished projects by Meraas, and 20 under construction.
These counts include the project companies registered behind Meraas, as developers in Dubai often set up one per project.
15 of the 16 were finished by the completion date DLD holds now. DLD replaces that date when a project is given more time and keeps no earlier dates, so this can't show which ones ran late.
Prices and payment plans
