Emaar South is a single-developer master plan in Dubai South, at the far south-west edge of the city. The projects we list are townhouses from about AED 2.9 million, villas from about AED 3.5 million, and flats from about AED 850,000. In our data there is no school, mall or public park within 5 km in a straight line, so a car is part of the cost of living here. Most of it is still being built.

Is Emaar South good for families?
Yes, if you want a house and do not mind the school run. About two in five of the projects we list are townhouses or villas with 3 to 5 bedrooms. In our data the nearest school is Greenfield International School (IB), about 14 km in a straight line, then The Arbor School and Arcadia Global School (both UK), about 18 to 19 km. The nearest hospital is Shifa International Hospitals DWC, about 5.7 km.
How far is Emaar South from Downtown Dubai?
About 40 km in a straight line to Burj Khalifa, and about 24 km to Dubai Marina and 23 km to Jumeirah Lakes Towers. The nearest metro is Expo 2020 station on the Red Line, about 11 km away, so most residents drive.
What will a 1-bed off-plan flat cost in Emaar South?
In most of the projects we list that start at one bedroom, prices begin at about AED 850,000 to 1.3 million, in Golf Point, Golf Acres, Golf Dale, Golf Edge, Golf Verge, Golf Meadow and Golf Fields. Golf Hills and Golf Hills 2 start higher, at about AED 1.6 million and 3.3 million. Townhouses start at about AED 2.9 million. Prices were checked in November 2026.
What do houses sell and rent for around Emaar South?
Dubai Land Department (DLD) records for Madinat Al Mataar, the land area that covers Emaar South and the rest of Dubai South, give a median off-plan sale of about AED 3.5 million for 3-bed villas and townhouses and AED 4.55 million for 4-beds, in the year to September 2026. Gross rental yields on ready villas are about 4.4% to 4.8%, against about 8.2% on 1-bed flats.
When will the new phases be finished?
The projects we list are due between 2028 and 2030, most of them in 2028 or 2029. Across Madinat Al Mataar, the DLD register has dozens of projects that are under way or not yet started, so expect building work and new supply around you for years.
