By DLD figures, ready studios here rent for about AED 40,000 a year and sell for about AED 410,000, a gross yield of about 9.8%. At off-plan prices the same rent gives less, about 6 to 7%. The rent is still the main reason buyers look here.

Dubai Production City, once called IMPZ, is not new. The DLD register counts more than 30 finished projects in this area, so the new blocks go up between lived-in streets. City Centre Me'aisem is under 1 km from the middle of the district, and Jumeirah Golf Estates is 1.5 km away in a straight line. The trade-off is distance: no metro within 3.5 km, the beach about 8 km away and Downtown about 20 km.

Walks here are short and practical: to the mall, or round your own block. For open space you drive to the golf courses or the small parks in the districts around.

Every project we list starts with a studio, priced from about AED 550,000 to AED 700,000. Prices were checked in November 2026. By DLD figures for the year to September 2026, the median off-plan studio sold for about AED 701,000, and the median ready studio for about AED 415,000. A ready flat costs less here, and you can let it out straight away.
What rent can I expect?
DLD rent records for the year to March 2026 put the typical studio at about AED 40,000 a year, a gross yield of about 9.8%. A 1-bed rented for about AED 63,000, or 8.5%. Yields are before service charges and empty months.
Is there a metro in Dubai Production City?
No. The nearest stations are Jumeirah Golf Estates, 3.6 km from the middle of the district in a straight line, and Al Furjan, 4.2 km, both on the Red Line. Most residents drive, using Sheikh Mohammed bin Zayed Road. Jumeirah Lakes Towers is 6.5 km away in a straight line and Dubai Internet City 7.7 km.
Is Dubai Production City good for families?
It suits singles and couples best, though several projects go up to three bedrooms. Schools are a drive away: Victory Heights Primary School (UK) at 2.9 km, Dubai British School Emirates Hills at 3.4 km and Dwight School Dubai (IB) at 3.5 km, all in a straight line. The nearest hospital is Mediclinic Springs, 3.3 km away.
When will the new projects be finished?
Two projects we list, Jannat and Binghatti Elite, had a June 2026 handover date. That date has passed, so ask the developer where they stand. Most of the rest are due in 2027 and 2028, and the last in 2029. On the DLD register, the active projects in this area average about a quarter complete, and many others have not started.
