In the projects we list, villas start at about AED 5.6 million at The Next Chapter - Pinewood Village (three or four bedrooms) and AED 5.84 million at D Villas (four or five). Terra Golf Collection starts at about AED 7.2 million, with six bedrooms. Pinewood Village sits farther out, 2.1 km from the centre, against about 1.2 km for the other two. Prices were checked in November 2026 and change as units sell. For resale context, DLD records for the wider Me'aisem First area show a median of AED 12.25 million for ready villas in the year to September 2026.
Is there a metro in Jumeirah Golf Estates?
Not inside the community. Jumeirah Golf Estates station, on the Red Line branch to Expo 2020, is 3.0 km away in a straight line, and Dubai Investment Park station 4.0 km. You will need a car.
Is Jumeirah Golf Estates good for families?
Yes, if you are happy to drive to school. There is no school on our map within 3 km. Victory Heights Primary School (UK) is 3.5 km away, Dwight School Dubai (IB) and Greenfield International School (IB) 4.1 km, and Arcadia Global School (UK) 4.4 km, in a straight line. The nearest hospital on our map is an NMC hospital in Dubai Investment Park, 4.3 km away.
When will the new villas be finished?
Terra Golf Collection, by Taraf, is due in June 2027. The Next Chapter - Pinewood Village, by Wasl, and D Villas, by DarGlobal, are both due in December 2028. The DLD register for the wider area also lists other projects under way or not yet started, so expect building work nearby for some years.
How far is it from the Marina, Downtown and the airports?
Dubai Marina is 8.7 km away in a straight line and Burj Khalifa 21.5 km. Al Maktoum International (DWC) is 13.9 km away and DXB 31.4 km, so DWC is the closer airport.
