Many of the towers here, like the three Riverside Crescent buildings, are part of Sobha Hartland II. The protected wetlands are next door, and upper floors that face them look across to the Downtown towers. For now there is little else: few shops, no metro and building sites on most streets. What will a 1-bed off-plan flat cost in Bukadra?
Every project we list starts at one bedroom. There are no studios. Start prices run from about AED 1.1 million at Verso to about AED 2.3 million at The Highgrove, and the middle is about AED 1.74 million. DLD's median off-plan 1-bed sale here in the year to September 2026 was about AED 1.89 million. Prices were checked in November 2026.
When will Bukadra be finished?
The projects we list are due from mid-2027 to 2030, with 2029 the busiest year. On the DLD register for Bukadra, fewer than half of the projects are under way, and those average about a fifth complete. The rest have not started. Expect building work around you for years after you move in.
