In the projects we list, flats that start at one bedroom are priced from about AED 990,000 to AED 2.1 million, most between AED 1.35 and 1.6 million. Studios start at about AED 800,000. The DLD median for an off-plan one-bed was about AED 1.62 million in the year to September 2026, and one-beds rent for a gross yield of about 6.3%. Prices were checked in November 2026.
