Is there a metro in Expo City?
Yes. Expo 2020 station, at the end of the Red Line's Route 2020 branch, is 1.1 km from the centre of the area in a straight line. Trains run on towards Dubai Marina and the city. By car, the site sits by Sheikh Mohammed Bin Zayed Road (E311) and Expo Road (E77).
What will a 1-bed off-plan flat cost in Expo City?
In the projects we list, flats that start at one bedroom are priced from about AED 1.3 million (Mangrove Residences) to AED 2.1 million (Terra Heights). Shamsa Townhouses start from about AED 3.9 million, Yasmina Duet Villas from about AED 6.1 million and MAHA Villas from about AED 12.8 million. Prices were checked in November 2026. In the wider DLD area, which also covers Dubai South, the median off-plan 1-bed sold for AED 1,185,600 in the year to September 2026, so Expo City starts above that.
When will the Expo City homes be finished?
Most of the newer flats, Emaar's Terra towers and Ghadeer, are due in 2029 and 2030. Sky Residences is due soon, in December 2026. MAHA Villas, Mangrove Residences, Shamsa and Yasmina had dates between 2024 and January 2026; those dates may be out of date, so ask the developer. The wider DLD area has dozens of projects not yet started, so expect building work around you for years.
What rental yield can I expect in Expo City?
DLD and Ejari figures for the wider DLD area, which includes Dubai South, put gross yields at about 8.2% for 1-bed flats and 4.4% to 4.8% for 3- to 5-bed villas in the year to March 2026. They use ready prices across that wider area, well below Expo City's off-plan prices, so expect less at the prices here.
