Post-handover payment plans in Dubai: how they work and which projects offer them

What a post-handover plan means for your title deed, a resale and the real cost, how it compares with a mortgage, and projects that advertised one in 2026.

A post-handover payment plan lets you take the keys before you have paid the full price. You pay part of the price while the building goes up, then the rest in instalments for one to five years after handover, straight to the developer. Below: how these plans work, what they mean for your title deed and a resale, how they compare with a mortgage, and projects that advertised one in 2026.

This is general information, not financial or legal advice.

How a post-handover plan works

A normal off-plan plan has three parts: a booking amount, instalments during construction, and a final payment at handover (see off-plan payment plans, explained). A post-handover plan splits the last part. You pay a small amount at handover, often 1% to 10%, and the rest after you move in or rent the home out.

A typical example is a "60/40" plan: 60% before handover and 40% over two or three years after it. Developers also use labels like "50/50", "70/30", or splits such as 20% on booking, 46% during construction, 1% on handover and 33% after handover (Property Finder, checked 5 November 2026).

The instalments after handover are usually monthly or quarterly and are set out in your sale and purchase agreement (SPA). There is no bank and, on paper, no interest.

What happens to the title deed

This is the part most buyers do not ask about, and the answer depends on your SPA.

When you buy off-plan, your purchase is recorded on the Dubai Land Department's interim register, called Oqood, under Law No. 13 of 2008. You get the title deed once the project is complete and the unit moves to the main register. Article 11 of that law, as amended by Law No. 19 of 2017, says that once the developer has received the balance, it "must register the Real Property Unit in the name of the purchaser" (Dubai Legislation Portal).

In practice, developers handle an unpaid balance after handover in one of two ways:

  • The title stays with the developer. Your interest stays on the interim register, or the deed is not transferred to you, until you pay the last instalment. This is the most common setup we see described.
  • The deed is issued in your name with a restriction on it. Some brokers say the developer registers a charge on the deed until you pay. Dubai's mortgage law, Law No. 14 of 2008, says a mortgagee must be a bank or finance company licensed by the Central Bank (Dubai Legislation Portal), so ask exactly what the developer will register and how.

We could not find a DLD page that describes a single procedure for post-handover balances. Before you book, ask the developer in writing: when does the deed go into my name, what is recorded against it until then, and what do I need to sell?

What if you miss a payment

The rules on default for off-plan sales are in Article 11. The developer must notify the DLD, and the DLD gives you 30 days' written notice to pay. After handover the building is complete, so the rules for projects more than 80% complete apply. The developer can then keep the contract and claim what you owe, ask the DLD to sell the unit at auction to recover the debt, or cancel the contract and keep up to 40% of the unit's value, refunding the rest (Dubai Legislation Portal).

In plain terms: if your tenant leaves and you cannot cover the instalments, you can lose a large part of what you paid. Plan the instalments from your own income, not only from rent.

Pros

  • Less cash at the keys. On a 60/40 plan you need 1% to 10% at handover instead of 40% to 60%.
  • The home can earn while you pay. You can live in it or rent it out and use the rent towards the instalments.
  • No bank. You avoid a mortgage application, bank fees and the Central Bank's loan-to-value limits. This helps if you live abroad and a UAE bank would lend you less.
  • No interest rate on paper. The instalments are fixed, so a rise in interest rates does not change them.

Cons

  • You usually pay more for the home. Developers price the plan into the unit. A project with a long post-handover plan often costs more per square foot than a similar one asking for most of the money before the keys. Some developers offer a discount for paying more up front, which shows you the cost of the plan.
  • Selling is harder. Until you pay in full, you need the developer's no-objection certificate (NOC) to sell, and the developer will usually want the balance cleared or taken over by the buyer. Read selling off-plan before handover for how this works.
  • Rent may not cover the instalment. 40% over two years on a AED 1,000,000 home is about AED 16,700 a month. A 1-bed in most districts rents for AED 55,000 to AED 100,000 a year (see rental yields by area).
  • You carry the costs from day one. Service charges, utilities and maintenance start at handover, whether you have paid the balance or not (see service charges in Dubai).
  • Your money is no longer in escrow. Payments before completion go into the project's escrow account under Law No. 8 of 2007. After handover you pay the developer directly (see escrow and RERA).

Post-handover plan or mortgage?

A post-handover plan is credit from the developer. A mortgage is credit from a bank. Compare them by the total you pay, not by the monthly figure.

Post-handover plan Mortgage at handover
Who lends The developer A UAE bank
Interest None stated, but the cost is usually in the price A stated rate; ask several banks for current offers
How much Set by the developer, often 30% to 60% of the price Up to 80% of the value for an expat's first home up to AED 5 million (Khaleej Times, citing Central Bank rules)
How long Usually 1 to 5 years Up to 25 years
Fees Usually none for the plan DLD mortgage registration (0.25% of the loan plus small fixed fees), bank and valuation fees; see costs on top of the price
Approval Usually none Income, credit and residency checks

How to work out the cost of a plan. Ask the developer for two prices on the same unit: one with the post-handover plan, and one where you pay in full at handover. The gap is what the plan costs you.

An illustration (not a real offer): a unit is AED 1,000,000 if you pay in full at handover, or AED 1,080,000 on a plan with 40% over 3 years after handover. You pay AED 80,000 more to delay about AED 432,000 by 18 months on average. That is roughly 12% a year, simple interest. If a bank would lend you the same amount for less, the mortgage may cost less overall, even with its fees.

How common these plans are now

Post-handover plans are less common than a few years ago. In January 2026, Khaleej Times reported that developers were moving from long post-handover schedules to construction-linked plans, with 70/30 and 80/20 expected to become standard among the largest developers (Khaleej Times, 19 January 2026).

On our site, payment plans are shown as three numbers (booking, construction, handover). Of our 991 off-plan projects, 387 ask for 50% or more at handover; those are the projects where a post-handover option or a mortgage matters most. Only 146 ask for 20% or less at handover. Our labels put any post-handover share into the handover number, so a project can offer a post-handover plan without it showing in the label.

Projects that advertised a post-handover plan in 2026

Plans change often, can apply to some units only, and end when a phase sells out. Treat this list as a starting point and confirm the current plan with the developer before you pay anything.

Projects on our site whose descriptions mention a post-handover plan (November 2026):

  • Kore by Imtiaz, Dubailand Residence Complex, by Imtiaz Developments. From AED 679,000 on our site in November 2026, handover Q4 2028. The project text describes two plans: 50/50, and 60/40 with 40% paid over three years after handover. The label on our site shows 20 / 30 / 50.
  • Century, Business Bay. From AED 1,275,033 on our site in November 2026, plan label 20 / 20 / 60. The description mentions 40% paid over two years after handover. Our listing shows handover as June 2026, but the DLD project register showed the building about 36% complete on 12 June 2026, so expect a later date and ask the developer.
  • MAHA Villas, Expo City, by Expo City Dubai. From AED 12,800,000 on our site in November 2026. The description mentions a 70/30 plan with two years after handover, for selected units only. Handover is listed as March 2024.

Projects listed by portals in 2026 (also on our site):

  • Sky Residences, Expo City, by Expo City Dubai. Property Finder lists 10% down, 35% during construction, 5% on handover and 50% after handover (Property Finder, 30 June 2026). Our site shows from AED 1,790,000 and handover December 2026, in November 2026.
  • Samana Hills South, Dubai Industrial City, by Samana. Property Finder's page for phase 2 lists 20% down, 46% during construction, 1% on handover and 33% after handover, with handover in September 2028, and marks it sold out (Property Finder, checked 5 November 2026). Our site shows the first phase from AED 560,000, plan label 15 / 10 / 75, handover December 2028. Ask Samana which phases still offer the plan.

Projects named elsewhere, not on our site: Property Finder's June 2026 list also names Samana Mykonos in Dubai Studio City (32% after handover) and Vincitore Volare in Arjan (24% after handover) (Property Finder, 30 June 2026). Both had handover dates in 2025 on that page, so check whether any units are left.

To find more, search projects and ask us which ones offer a post-handover option on the unit you want.

Before you sign

  1. Get the full payment schedule in the SPA, with dates and amounts after handover.
  2. Ask for the price with and without the post-handover plan.
  3. Ask when the title deed goes into your name and what is recorded against it until then.
  4. Ask the NOC rules and fee for selling before the balance is paid.
  5. Check the late-payment terms against Article 11.
  6. Budget the instalments without counting on rent, and add service charges and the costs in costs on top of the price.
