What will a flat cost in Bluewaters Bay?
Bluewaters Bay starts at about AED 2.56 million, with one to four bedrooms and penthouses, from 800 to 3,050 sq ft. Prices were checked in November 2026 and change as units sell. DLD groups the island with Dubai Marina as Marsa Dubai. There, from October 2025 to September 2026, the median off-plan one-bedroom sold for AED 3.53 million (AED 3,758 per sq ft) and the median ready one-bedroom for AED 1.80 million. Gross rental yields are about 5.7% for one-bedroom flats and 5.6% for two-bedroom flats.
When will Bluewaters Bay be finished?
It is due in September 2027. Around it, the DLD register shows many other projects under construction in Marsa Dubai, on average less than half complete, so expect building work and site traffic nearby for some years.
