This is a road, not a neighbourhood. The towers we list stand along it either side of Downtown, all within about 3 km in a straight line of the area centre by Burj Khalifa/Dubai Mall station. The Red Line runs along the whole road.

Trump International Hotel and Tower is the closest to Downtown, 0.9 km in a straight line from the area centre, and Sol Luxe is 1.4 km. The other five stand 2.6 to 3.1 km out: ONE B Tower, Burj Azizi, the two DAMAC towers on the Al Safa side, and Jumeirah Residences Emirates Towers by DIFC. So the tower you pick decides your daily life, with Al Safa at one end and DIFC's offices at the other. All are flats in towers on one of the city's busiest roads, and none is due before 2028.

What homes cost
Off-plan apartments sold most often here, at a median of AED 7,117,000 in the last 12 months.
The median is the middle price: half the homes sold for more, half for less. A sea view or a high floor can cost a lot more than the median.

More than the road suggests. Several schools are within 2 km in a straight line of the area centre, including GEMS Wellington Primary School (1.28 km), JSS School (1.71 km) and Al Safa High School (1.92 km). Horizon English School and Jumeirah Baccalaureate School are just over 2 km. Central Park at City Walk is 0.8 km and Burj Park about 1 km. The downside is the road: these are flats in towers, with no gardens, on one of the city's busiest roads.
Is there a metro on Sheikh Zayed Road?
Yes. The Red Line runs along the road. From the area centre, Burj Khalifa/Dubai Mall station is 0.31 km in a straight line, Business Bay 1.22 km, Financial Centre 1.46 km and Emirates Towers 2.27 km. The towers are spread along the road, so the walk to a station differs from tower to tower. Check it for the one you pick.
What will a 1-bed off-plan flat cost on Sheikh Zayed Road?
In the projects we list, flats that start at one bedroom are priced from about AED 1.9 million to AED 3.5 million. Trump International Hotel and Tower starts at two bedrooms, from about AED 3.85 million. DLD figures for Trade Center Second, the land department area we map to this road, give a median off-plan 1-bed sale of AED 4.1 million in the year to September 2026. Prices were checked in November 2026 and change as units sell.
What rent can a landlord expect?
For Trade Center Second, DLD and Ejari data give a ready 2-bed flat a median price of AED 2.9 million and a rent of AED 115,000 a year, a gross yield of about 4%. Those are older ready towers. New off-plan flats there sell at about three times the price per sq ft of ready ones, so do not assume the same yield on a new unit.
When will the new towers be finished?
Not soon. Most of the projects we list are due in 2028 and 2029. The last, Trump International Hotel and Tower, is due in December 2031. The DLD register for Trade Center Second also shows one project that has not started yet, promised for September 2030.
