Studio City suits a buyer who wants a small flat to rent out, or a small family with a car. Studios here rent for about AED 48,000 a year. GEMS Metropole is about 800 m from the middle in a straight line, and Dwight School about 1.1 km. The trade-off is the car: the nearest metro is about 8 km away. The DLD register shows about ten projects still being built, so expect building sites next to finished blocks.

It suits small families who drive. GEMS Metropole is about 800 m from the middle in a straight line, Dwight School (IB) about 1.1 km and Victory Heights Primary (UK) about 1.75 km. Mediclinic Parkview Hospital is about 3.9 km away. Most flats we list are studios to two beds. Only Divine Residencia and Verano go to three, and Ghaff Land Residence adds duplexes.
Is there a metro in Dubai Studio City?
No. The nearest station, Jumeirah Golf Estates on the Red Line, is about 8 km away in a straight line, and there is no tram nearby. You will need a car. Jumeirah Lakes Towers and Marina Walk are about 10 to 11 km away, and JBR beach about 11.7 km.
What will an off-plan flat cost in Dubai Studio City?
In the projects we list, studios start from about AED 517,000 (Azizi Beach Oasis 2) to AED 706,000 (Laya Courtyard). Divine Residencia, the one project that starts at one bedroom, is from about AED 820,000. In the DLD area that covers Studio City, the median off-plan studio sold for about AED 568,000 in the year to September 2026, and a ready one for about AED 508,000. Prices were checked in November 2026.
Is Dubai Studio City good to buy to rent out?
The yields are good. On DLD figures for the year to March 2026, studios earned a gross yield of about 9.4% (AED 48,000 a year in rent), 1-beds about 8.2% and 2-beds about 7.8%. Those yields are on ready-home prices. Off-plan costs more: the median off-plan 1-bed sold for about AED 1.06 million, against about AED 857,000 for a ready one.
When will the new buildings be finished?
Half the projects we list show a handover date that has passed: Azizi Vista, Divine Residencia, Ghaff Land Residence and Azizi Beach Oasis 2. Those dates may be out of date, so ask the developer where each building stands. Laya Courtyard and Ryah Living are due soon, in December 2026, and Verano and Arisha Terraces in 2027. In the DLD register for this area, the projects under way are on average about 37% complete.
