Before you buy

- Register the sale with Oqood.
- The Land Department records off-plan sales in its Oqood register. Until your sale is on it, the home isn't in your name.

At the from price that is AED 650,000 on booking, AED 4,550,000 during construction and AED 1,300,000 at handover. Ask for the construction schedule and when each part of the 70% falls due. Separately, the 4% DLD fee comes to AED 260,000; ask when it is due.
The homes are villas with three, four or five bedrooms. The developer lists about 3,403 sq ft for three bedrooms, 4,305 sq ft for four and 5,822 sq ft for five. The villas come without furniture. Outside, the developer describes white finishes with terracotta accents.
The community has a clubhouse and a wellness centre. Residents share a pool, a children's play area, sports courts, yoga pavilions and walking paths. Ask how much of this will be open at handover.
