In the projects we list, studios start at about AED 612,000 at Valencia, and 1 and 2-bed flats at about AED 979,000 to AED 1.14 million in the three Lagoon Views blocks. Houses start at about AED 1.7 million for 4 to 6 beds at Damac Nice, and AED 3 million for 4 to 7 beds at Morocco. Prices were checked in November 2026 and change as units sell.
Is DAMAC Lagoons good for families?
Yes, if you are happy to drive. In a straight line, South View School (UK curriculum) is 1.3 km away, Jebel Ali School 2.1 km, Dwight School Dubai (IB) 2.5 km and Victory Heights Primary School (UK curriculum) 2.8 km. The nearest hospital on our map, Mediclinic Parkview, is 6.5 km away.
Is there a metro in DAMAC Lagoons?
No. The nearest station is Jumeirah Golf Estates on the Red Line, 7.2 km away in a straight line, and Dubai Investment Park is 8 km. JLT and Dubai Internet City are 11 to 12 km away and Burj Khalifa 21 km, so plan on a car for work and school.
When will the projects be finished?
Damac Nice was due in June 2025. That date may be out of date, so ask DAMAC whether the homes are handed over. Morocco is due soon, in December 2026. The three Lagoon Views blocks are due during 2027, and Valencia in March 2029. In the Land Department register for this area, most projects are still being built and are about half done on average, so expect building work around you for some years.
Do flats in DAMAC Lagoons rent well?
Gross yields in this Land Department area are high: about 9% for studios and 1-beds and 7.6% for 2-beds. They are worked out on ready prices, which are far below off-plan prices here. Ready 1-beds sold for a median of AED 675,000, against AED 1.27 million off-plan. At an off-plan price, expect a lower yield.
