Before you buy
- Pay into the project's escrow account only.
- Every off-plan project in Dubai must have an escrow account at a bank, watched by RERA. Pay into that account, never to a person. Ask for the account number.
- Budget for the service charge.
- Once the building is finished you pay a yearly service charge per sq ft, set from the building's budget and approved by RERA. Ask Nakheel for the estimate.
- Register the sale with Oqood.
- The Land Department records off-plan sales in its Oqood register. Until your sale is on it, the home isn't in your name.

About Palm Springs
Palm Springs is a new Nakheel project in Jebel Ali, Dubai, with 3 to 5-bedroom townhouses and standalone villas. Nakheel has not yet confirmed the prices, payment plan or handover date, so the figures here are brokers' estimates.
Nakheel has not published a price list yet. Brokers' estimates put 3-bedroom townhouses from about AED 3.8 million, 4-bedroom townhouses from about AED 4.3 million, and villas from about AED 7 million to AED 9 million. We do not have a price check for Palm Springs yet. Ask Nakheel to confirm the price before you decide.
Brokers list four home types: 3-bedroom townhouses at about 2,500 sq ft, 4-bedroom townhouses at about 2,800 sq ft, 4-bedroom villas at about 4,500 sq ft and 5-bedroom villas at about 5,600 sq ft. The same listings mention jogging and cycling tracks, covered parking, a pet-friendly setting, CCTV security and a metro station at the community. These are estimates until Nakheel confirms the unit mix and the facilities.
The community is in Jebel Ali, beside Sheikh Zayed Road. The launch presentation gives drive times, excluding traffic, of 15 minutes to DWC Airport, 17 minutes to Palm Jebel Ali, 20 minutes to Bluewaters Island, 25 minutes to Palm Jumeirah and 30 minutes to Burj Al Arab. Nakheel developed Palm Jumeirah and Palm Jebel Ali. Its own website does not list Palm Springs yet.
Before you pay anything, ask for the confirmed price list, floor plans, payment plan and handover date. The listings do not state the ownership, so ask for that in writing too. Registering your interest sends these details to you first, with no obligation.
