March 2027when Olivia Gardens is due
Jumeirah Garden City is the name of the plan to rebuild part of Al Satwa. For now we list one building in it, Olivia Gardens by Segrex Development. Its units run from 569 to 1,164 sq ft, so even the smallest is roomier than most studios we list elsewhere in Al Satwa. The Red Line is 0.9 km away in a straight line. The cost is building work: the DLD register for Al Satwa shows more than 30 projects not yet finished, so expect cranes and dust nearby for years.

Off-plan apartments sold most often here, at a median of AED 1,400,000 in the last 12 months.
The median is the middle price: half the homes sold for more, half for less. A sea view or a high floor can cost a lot more than the median.

In the projects we list here, Olivia Gardens starts with studios, from about AED 1.33 million, and goes up to two bedrooms. Prices were checked in November 2026 and change as units sell. That is above the DLD median for an off-plan studio in Al Satwa, AED 1.03 million in the year to September 2026, but the units here are larger than most Satwa studios. The off-plan median was AED 1.62 million for a 1-bed and AED 2.36 million for a 2-bed. In the year to March 2026, a 1-bed rented for about AED 75,000 a year, a gross yield of about 5.7%.
Is Jumeirah Garden City the same as Al Satwa?
It is the name for the rebuilding of part of Al Satwa. The Dubai Land Department records both as one area, Al Satwa, so the DLD prices on this page cover both. This page covers Olivia Gardens; our Al Satwa page lists the other new buildings nearby.
Is there a metro nearby?
Yes. World Trade Centre and Emirates Towers on the Red Line are both 0.9 km away in a straight line, Financial Centre 1.5 km and Max (formerly Al Jafiliya) 1.9 km. The walk is longer than the straight line, and the stations are on Sheikh Zayed Road, so in summer a taxi to the station may suit you better.
Is it good for families?
For a small family, the 2-beds here go up to 1,164 sq ft, but there is nothing larger, so it suits singles and couples best. GEMS Wellington Primary School is 1.6 km away and Jumeirah Baccalaureate School (IB) 1.8 km. Iranian Hospital Dubai is 0.9 km away and Belhoul European Hospital 1.3 km, all in a straight line.
When will it be finished?
Olivia Gardens is due in March 2027. The rebuilding around it will take longer: the DLD register for Al Satwa shows more than 30 projects not yet finished, with promised dates up to 2028 and many not started. Ask whether a parking space comes with the flat.
