In the projects we list, HRE Development's Sakura Gardens starts from about AED 865,000, with studios to 2-bed flats of 452 to 1,744 sq ft. Ellington's Belgravia Gardens gives prices on request. It runs from studios to 3 beds, 482 to 2,544 sq ft. Prices were checked in November 2026 and change as units sell. In the wider DLD area, the median off-plan studio sold for about AED 756,000 in the year to September 2026.
Is Falcon City good for families?
With a car, yes. Kent College (UK) is 3.9 km away in a straight line, GEMS FirstPoint School 4.0 km and the Indian International School 4.5 km. Fakeeh University Hospital is 5.8 km away, and four clinics are within 3 km. Only Belgravia Gardens goes up to three bedrooms.
Is there a metro in Falcon City?
No. The nearest Red Line station, on Sheikh Zayed Road, is Garmin (formerly Onpassive), 12.8 km away in a straight line. You will need a car.
When will the projects be finished?
Belgravia Gardens is due in September 2028 and Sakura Gardens in December 2028. In the wider DLD area, about three in four registered projects are already finished, so expect some building work nearby but not a whole district under construction.
What rent could a studio or 1-bed earn?
In the wider DLD area, Ejari rents put a studio at about AED 40,000 a year, a gross yield of about 8.5% (year to June 2025), and a 1-bed at about AED 55,000, about 9.2% (year to March 2026). Those yields are on prices of about AED 470,000 and AED 600,000, well below the off-plan medians, so expect less on a flat bought off-plan.
